Foxconn Investment in Gujarat: Scouting Land Near Sanand

The Foxconn-Gujarat Story So Far 

In September 2022, Vedanta and Taiwan's Foxconn signed a deal with the Gujarat government. The plan was a chip and display plant. It was worth Rs 1,54,000 crore. It would sit near Ahmedabad. Gujarat Chief Minister Bhupendra Patel said the plant would create over 100,000 jobs. Gujarat won this project over Maharashtra. This came after months of competition between states. 

By February 2023, the partners picked a site. It was Dholera Special Investment Region (SIR), about 100 km from Ahmedabad. Land moved forward. The plant looked set to become India's first chip factory. 

Then progress slowed down. The two sides could not find a technology partner. Talks with European chipmaker STMicroelectronics fell apart. India's government wanted STMicro to hold a share in the plant, not just give its technology. STMicro said no. 

On 10 July 2023, Foxconn left the deal. The company gave the reason as "challenging gaps." It said the plant "was not moving fast enough." Foxconn's India representative, V. Lee, wrote on LinkedIn: "Sometimes, you will fly higher when in solo." 

Why the "Foxconn Eyeing Gujarat" Headlines Started 

Two days after the split, Reuters reported news. Gujarat was already talking to Foxconn about a new plant of its own. Vijay Nehra was secretary of Gujarat's Science and Technology Department at the time. He told Reuters: "We are in touch with multiple prospective investors, including Foxconn. Gujarat is uniquely positioned to attract top chipmakers." 

Foxconn said it would apply for India's chip incentives on its own. It would also look for a new technology partner. This is where the "Foxconn eyeing likely investment in Gujarat" reports came from. Gujarat was trying to bring Foxconn back on its own, right after the Vedanta split. 

Latest Update: Foxconn Scouts Land Near Sanand (27 August 2026) 

Three years after the Vedanta split, there is fresh movement. On 27 August 2026, local reports said Foxconn is looking for more than 200 acres of land in Gujarat. The plan this time is different. It is not a chip fab. It is a technology park and a high-end electronics plant, to make items such as mobile phones. 

Here is what government sources have said so far: 

• Foxconn has shown special interest in a plot of land near Sanand, in Ahmedabad district. 

• Company officials have already surveyed the site. 

• A final decision on the location could come in the next few weeks. 

• Gujarat is not the only state in the running. Foxconn is also checking sites in other parts of India. No final call has been made yet. 

• The state government has offered incentives to attract the plant. This falls under Gujarat's newer industrial policy, which aims to make the state more investor-friendly. Extra incentives could follow if Foxconn commits to the project. 

Nothing here is signed or confirmed yet. This is a company scouting land, based on government sources, not an announced deal. But it is more concrete than the 2023 story. This time there is a named location (Sanand), a land size (200+ acres), and a product line (mobile phones and other high-end electronics). 

If this plant does land in Gujarat, officials say it could add real strength to the state's electronics and chip supply chain around Sanand, and create large-scale jobs in the area. 

Where Things Stand in 2026 

Here is the current picture. It is based on the latest reports. 

Foxconn's confirmed India plants sit outside Gujarat, for now: 

• A joint plan with HCL Group for a chip OSAT plant. OSAT means assembly and testing. This plant is at Jewar, Uttar Pradesh. The money going in is about $433-435 million. The company aims to start work by 2027. 

• A $1.5 billion investment through its Yuzhan Technology India unit. This is in Tamil Nadu. It covers iPhone parts and a display-module plant near Chennai. 

• Over $2 billion put into Karnataka. This covers iPhone casing parts, chip-making tools with Applied Materials, and a bigger iPhone assembly plant near Bengaluru. 

Gujarat's chip industry grew without Foxconn, and now Foxconn may be coming back: 

• Tata Electronics is building India's first chip factory at Dholera SIR. Its partner is Powerchip Semiconductor Manufacturing Corp. 

• Micron Technology's chip testing plant at Sanand started work on 28 February 2026. 

• Kaynes Semicon's OSAT plant at Sanand started work on 31 March 2026. 

• A CG Power-Renesas-STARS group is also setting up an OSAT plant at Sanand. 

• Foxconn is now scouting land near this same Sanand cluster for a new plant of its own, as covered above. 

Foxconn has no signed, confirmed plant in Gujarat as of this update. But the 2023 interest from Gujarat did not go to waste. Other companies filled that gap first. Now Foxconn itself looks set to follow them into the same Sanand belt. 

Gujarat already hosts more approved chip projects than any other Indian state. These spread across Dholera, Sanand, and Surat. Foxconn's own confirmed chip plant, through its HCL partnership, still sits in Jewar, Uttar Pradesh. That is not in Gujarat. The Sanand land search, if it goes through, would be Foxconn's first confirmed Gujarat project. 

What This Means for Gujarat Real Estate 

1. Sanand just became more important. Foxconn's land search adds to a cluster that already has Micron and Kaynes Semicon running plants there. If Foxconn's technology park lands here too, Sanand would host four major electronics and chip investors within a small radius. 

2. Dholera and Sanand now have real jobs, not just plans. Tata Electronics, Micron, and Kaynes are hiring engineers, technicians, and support staff. This workforce needs homes and rentals. It also needs shops, schools, and clinics near the plants. 

3. Travel time is dropping. The six-lane Ahmedabad-Dholera Expressway is open. It cuts travel time between the two cities to about 45 minutes. Faster roads usually push housing and shop demand away from the city centre. It moves toward the plant area instead. 

4. Ahmedabad's office and shop market gains too. Big factory money tends to bring in supplier firms, logistics firms, and corporate offices. Many of these firms like to sit closer to Ahmedabad. They stay away from the factory itself.

5. Land near these zones needs careful checks. Anyone buying land or plots near Dholera, Sanand, or other SIR zones should check first. Verify the Town Planning Scheme status. Check the plot papers too. This matters even more now, since land near Sanand may see fresh buyer interest once Foxconn's plan is confirmed.

The Bottom Line 

Foxconn's interest in Gujarat is real, and it now looks more concrete than it has in three years. The 2022 Vedanta deal fell through in 2023. But as of 27 August 2026, Foxconn is actively scouting 200+ acres near Sanand for a technology park and a high-end electronics plant. Nothing is signed yet, and Gujarat is not Foxconn's only option. A final decision could still go either way, and could take a few weeks or longer. 

For Gujarat real estate, the outlook stays good either way. The state has become India's top chip hub in practice, with Tata, Micron, Kaynes, and CG Power-Renesas-STARS already active at Dholera and Sanand. A confirmed Foxconn plant would add to that momentum, not create it from scratch.
