What Is Dholera SIR?
Dholera Special Investment Region (Dholera SIR) is India's first planned greenfield smart city. It falls under the Delhi–Mumbai Industrial Corridor (DMIC). It sits about 100 km southwest of Ahmedabad, in Ahmedabad district.
The project covers nearly 920 sq. km. That is bigger than the planned area of many Indian cities.
A special body runs the project. It is called Dholera Industrial City Development Limited (DICDL). Both the central government and the Gujarat government back it through DICDL and DSIRDA (Dholera Special Investment Region Development Authority).

You may see private projects marketed as "Dholera Metro City" or similar names. These are not the official government project. Before you buy anything under such a name, check:
The exact survey number. Does it sit inside the notified Town Planning Scheme (TP) 2A/4A Activation Area?
Clear ownership and NA (Non-Agricultural) status.
RERA registration, if it applies.
Whether DICDL has any record of the land at all.
Is It Safe to Buy Residential or Commercial Plots in Dholera?
Yes, but only after you verify the plot. Government backing does not mean every plot sold "in Dholera" is safe.
Dholera's rising fame has drawn in fake agents too. Some sell plots on farmland that was never converted for building. Before you pay anything, check:
L-Form and Zone Certificate proves the land is zoned correctly and legal to sell.
Title clearance and encumbrance status.
NA (Non-Agricultural) conversion, if it applies.
TP Scheme number confirm it sits in an approved Town Planning Scheme.
RERA registration, for applicable projects.
Whether the plot sits inside the notified DSIR boundary.

Key Connectivity and Infrastructure Highlights
Ahmedabad–Dholera Expressway This 6-lane expressway has cut travel time sharply. Daily commuters, logistics firms, and industrial suppliers all benefit. A new flyover at the Dholera Expressway junction, part of Ahmedabad's separate SP Ring Road widening project, should ease this connection further.

Dholera International Airport
Located near Navagam/Pipli, about 15–20 km from the SIR core. Runway and terminal work are nearly done. In June 2026, AAI successfully landed its first trial aircraft on the runway — a strong sign the airport is moving toward real operations. Cargo flights are expected first, likely by late 2026, with passenger flights to follow. Once live, it should ease pressure on Ahmedabad's airport too.

Ahmedabad–Dholera Semi High-Speed Rail

2. Look at the location versus the Activation Area. Plots inside or near the Activation Area carry less risk. That's where most infrastructure is already built.
3. Check every document, not just the sale deed. This means title clearance, encumbrance certificate, NA status, L-Form, TP Scheme number, and RERA registration.
4. Match the plot to your goal.

Final Thoughts
Dholera's story in 2026 looks very different from 2018 or 2021. The Activation Area is mostly built. The Tata-PSMC semiconductor fab is under construction, aiming for trial output by late 2026. The expressway already works. AAI has landed a test aircraft on the airport runway. The Union Cabinet has approved and funded a semi-high-speed rail line to Ahmedabad. Two separate AI data-centre investors have committed capital. This is real, checkable progress not just marketing.
But real progress does not mean zero risk. Fake plot scams have grown along with Dholera's fame. Large parts of the wider SIR are still empty land. Do you have a 7–10 year horizon? Will you check every document before you buy? If yes, Dholera is one of the more solid infrastructure bets in Gujarat today. If you need fast cash or guaranteed short-term gains, look elsewhere.
