Ahmedabad Urban Development Authority (AUDA) has cleared 14 Town Planning (TP) schemes. This is a big step. It brings these schemes close to final approval. 

The board took this call at AUDA's 311th meeting. It was held on Friday, August 14, 2026. 

The board also did two more things. It started work on 4 new TP schemes. And it put 15 business plots up for auction.

What AUDA Approved in Its 311th Board Meeting 

AUDA approved new drafts for 14 TP schemes. This is a big step forward. It moves these schemes to their final stage. Final approval is the last legal step for a TP scheme. 

Once a scheme gets final approval, three things get locked in. The new plot shapes. The road layout. And how the land can be used. Landowners then get full rights to their new plot. 

These 14 schemes sit on the east, north, and outer edges of the city. This runs from Kathwada and Aslali-Lambha in the east. It goes up to the Kalol-Dehgam belt in the north. It also covers Santej-Rakanpur, near the outer ring road. 

Once fully approved, these schemes bring new roads and basic services. Right now, most of these areas sit just past the city's built-up zone.

These belts fall in three main zones. First, the east side: Kathwada, Kanbha, Singarva, Aslali-Lambha. Second, the SP Ring Road belt: Santej-Rakanpur, Sanathal-Telav. Third, the north: the Kalol-Dehgam area. 

Four New TP Schemes Proposed Across 500 Hectares 

The board gave first-stage approval to four new TP schemes. These cover Dehgam, Godhavi, Kaneti, Sanand and Nidhrad. 

This first step is just a notice. It tells landowners that AUDA plans to bring their land into a scheme. Two more steps follow next: a draft stage, then a final stage. This can take a few years. 

Together, these four new schemes cover about 500 hectares. New roads and basic services will follow later. Sanand and Godhavi have seen a lot of TP activity in the past year. One big reason: Sanand is growing fast as a factory and chip-making hub. 

15 Business Plots Going Up for E-Auction 

AUDA made one more call at this meeting. It will put 15 business plots up for e-auction. These plots sit in Chandkheda, Bopal, Thaltej and Chandlodia-Gota. 

AUDA already has fixed rules for this sale. It also has a starting price for each plot. So bidders will know the floor price before they bid. 

These are well-known, busy areas. So this sale is worth watching. This is true if you want commercial property in west Ahmedabad. AUDA will post the sale date and prices on its website closer to the date. 

Why AUDA Is Moving Fast: The 2030 Commonwealth Games Link 

Ahmedabad will host the 2030 Commonwealth Games. This is a big reason behind this push. AUDA wants roads and city systems ready in time. 

A global sports event needs a lot of prep work. Roads must be faster to build. Outer areas need better links to the city. TP schemes need quicker approval too. All of this must be ready well before the games start. 

This is also why AUDA has picked up speed on TP work this past year. Other big projects are moving too. The SP Ring Road is being widened. Metro Phase 2 is also under way. 

What Is a TP Scheme, and Why Should Buyers Care 

A TP scheme is a land tool. AUDA and AMC use it to turn open farmland into a proper city area. 

Here's how it works. The authority does not buy the land outright. Instead, it pools plots from many owners in one area. Each owner gives up a part of their land. This part is usually a fixed share. It goes toward roads, drains, parks, and other public needs. 

In return, each owner gets a smaller plot back. This is called the "final plot." It comes with clear legal title. It also has road access and basic services. 

For a buyer, three things matter most: 

  • Final Plot (F.P.) status: Land at final plot stage can usually get building permits with ease. This also includes BU (Building Use) permission. Land still in the draft stage carries more risk. 

  • NA conversion: TP schemes turn farmland into Non-Agricultural (NA) land. This step is a must before you build a home or shop. 

  • Timeline for roads and services: Roads, drains, and water lines take years to build, not months. Prices in these areas often rise in steps. Each step is a milestone: draft, final approval, road work, plot handover.

What This Means for Property Buyers and Investors 

If you want to buy a plot in these belts: Areas like Kathwada, Aslali-Lambha, Santej-Rakanpur, and Sanathal-Telav are part of AUDA's live plans. They sit near the SP Ring Road too. 

In the past, land prices in TP-scheme areas have gone up over time. This happens as a scheme moves from draft to final stage. Buyers feel safer once legal title, road width, and building rules are clear. 

This news is a signal. It is not a reason for prices to jump right away. But it's worth watching these areas if you plan to buy land here. 

If you already own land in one of the 14 areas: Once your scheme gets final approval, you get your final plot. Now is a good time to check your plot number. Also check your land-share cut with AUDA's records. Keep your papers up to date. 

If you're eyeing Sanand, Godhavi, Kaneti or Dehgam: These fall under the new schemes. They are at a very early stage. Growth here will take longer to show. But Sanand has its own pull too, as a growing factory and chip hub.

AUDA Also Approved Rebuilding 708 Flats 

The board made one more call, apart from the TP schemes. It will rebuild two of its own old housing blocks. Together, these have 708 flats. 

Ahmedabad Mirror first reported this. It covers 624 flats at Nandanvan Awas in Nirnaynagar-Ghatlodia. It also covers 84 flats at Mahatma Gandhi Vasahat in Memnagar. 

Both these spots now sit inside AMC city limits, not AUDA's zone. Ghatlodia and Memnagar moved into AMC back in 2007. Vastrapur, Bodakdev and Thaltej moved in at the same time. 

But AUDA still owns some old housing blocks from before that shift. It still runs and rebuilds these blocks, even though the area is now under AMC. That's why this news comes from an AUDA meeting, not an AMC one. It's a separate story from the 14 TP schemes above. 

For people living in these two blocks, this is an early step. It usually means AUDA will tear down the old blocks. Then it will build new flats on the same land. Build time, temporary housing, and handover dates get announced later. This happens once the full plan is ready.
