• Bigha is a traditional unit used to measure land in India, Nepal and Bangladesh. In English, bigha has no direct word. It simply means a piece of land of a fixed local size, much like an acre. 

• It is mostly used for farm land and village plots in North, Central, West and East India. In Gujarat, people call it vigha, viga or vidha. In some areas it is also written as beegha. 

• The problem is simple. A bigha in Lucknow is not the same size as a bigha in Ahmedabad or Kolkata. That is why you must always check the state before you convert.

1 Bigha in Square Feet in UP 

• In Uttar Pradesh, 1 bigha is equal to 27,000 square feet in most areas, including Lucknow. One bigha has 20 biswa, so 1 biswa in UP is about 1,350 sq ft. Some records use the older pucca bigha of 27,225 sq ft, where 1 biswa is 1,361.25 sq ft. In east UP cities like Varanasi and Prayagraj, the same 27,000 sq ft value is used. In some western UP villages, people use a smaller "kachha bigha", so ask the lekhpal which one is written in your papers. In UP, 1 bigha is also about 3,000 gaj (gaz) or 62 dismil. 

1 Bigha Sq Feet in Rajasthan 

• Rajasthan has two types of bigha: 

• Pucca bigha: 27,225 sq ft (3,025 gaj or square yards) 

• Kachha bigha: 17,424 sq ft (1,936 gaj) 

• One bigha has 20 biswa here too. So 1 biswa in Rajasthan is about 1,361 sq ft for pucca bigha. The pucca bigha is the more common one in Rajasthan land deals. 

1 Bigha in Square Feet in MP 

• In Madhya Pradesh, including Indore and Bhopal, 1 bigha is equal to 12,000 sq ft. This is less than half the size of a UP bigha, so be careful when you compare land prices across the two states. 

1 Viga How Much Sq Feet in Gujarat 

• In Gujarat, 1 vigha is equal to 17,424 sq ft. The local breakup is easy to remember: 

• 1 vigha = 16 guntha 

• 1 guntha = 1,089 sq ft (121 var) 

• 1 vigha = 1,936 var (1 var = 1 square yard = 9 sq ft) 

• This value is used in Ahmedabad, Vadodara, Surat, Rajkot and most of Gujarat. Keep in mind that Gujarat's official 7/12 land record shows area in hectare, are and square meter, not in vigha. So you may need to convert. 1 hectare is about 6.18 vigha, and 1 acre is exactly 2.5 vigha.

• In both West Bengal and Assam, 1 bigha is equal to 14,400 sq ft (1,600 square yards). The katha is different in each state: 

• West Bengal: 1 bigha = 20 katha, and 1 katha = 720 sq ft 

• Assam: 1 bigha = 5 katha, and 1 katha = 2,880 sq ft 

1 Bigha in Square Feet in Bihar and Jharkhand 

• In Bihar, 1 bigha is about 27,220 sq ft, and in Jharkhand it is about 27,211 sq ft. One bigha has 20 katha, and 1 katha is about 1,361 sq ft. In Bihar, land is also measured in decimal. 1 bigha is about 62.5 decimal (1 decimal = 435.6 sq ft). The katha size can change from one district to another in Bihar, so check your khatiyan or ask the amin. 

1 Bigha in Square Feet in Uttarakhand and Himachal Pradesh 

• Uttarakhand: 1 bigha is about 6,804 sq ft, or about 756 gaj, in hill areas like Dehradun, Pauri and Almora. In the hills, land is also measured in nali. 1 nali is about 2,160 sq ft, so 1 bigha is a little more than 3 nali. In some plain areas, a bigger bigha of about 17,424 sq ft is used, so local checks are a must. 

• Himachal Pradesh: 1 bigha is 8,712 sq ft. It has 20 biswa, so 1 biswa in HP is 435.6 sq ft. Five bigha make 1 acre in HP. 

Punjab, Haryana, Delhi and Maharashtra 

This is where most confusion happens. Land records in Punjab and Haryana use kanal and marla, not bigha: 

• 1 marla = 272.25 sq ft 

• 1 kanal = 20 marla = 5,445 sq ft 

• 8 kanal = 1 acre (43,560 sq ft) 

• For bigha, you will see different numbers. Land portals list about 9,070 sq ft for Punjab and 27,225 sq ft for Haryana. But the old Punjab revenue system counts 1 bigha as 4 kanal, which is 21,780 sq ft or half an acre. So in these two states, never agree on a price per bigha without writing the area in kanal, marla or square feet. 

• In Delhi, land papers now use square metre and square yard (gaj). Bigha is still spoken about in village land records, and the figures people quote for a Delhi bigha differ from one source to another. So do not trust any online number here. Ask the revenue office or read the exact area written in your record. 

• In Maharashtra, bigha is not an official unit. Land there is recorded in hectare, acre and guntha.

• Even the government is slowly moving to hectare and square meter in digital land records. But on the ground, buyers, sellers and brokers still talk in bigha, vigha and biswa. That is why a correct bigha to sq ft conversion matters. 

Why You Must Check the Bigha Value Before a Land Deal 

A small mistake in the bigha to square feet value can cost you a lot. Say a seller in MP quotes a price "per bigha" and you think of the UP bigha. You will expect 27,000 sq ft but get only 12,000 sq ft. That is less than half the land. 

Keep these points in mind: 

• Ask which bigha: pucca or kachha, and which district. 

• Check the land record: Khatauni in UP, jamabandi in Rajasthan and Haryana, and 7/12 or 8A in Gujarat. These show the official area. 

• Convert to square feet or square meter: Banks, registry offices and the stamp duty office work in square meter or square feet. 

• Get the land measured: For a large deal, ask for measurement by a government surveyor. 

• In Gujarat, stamp duty is worked out from the jantri rate, which is set per square meter. So you need the exact area in square meter before you register the deed.

Bigha is also used in two neighbouring countries: 

Nepal: 1 bigha = 72,900 sq ft (about 6,772.63 sq m). It is split into 20 katha. In the hills of Nepal, land is measured in ropani and aana. 1 ropani = 5,476 sq ft = 16 aana, so 1 aana is 342.25 sq ft. 

Bangladesh: 1 bigha = 14,400 sq ft, the same as West Bengal.
