The Ahmedabad Municipal Corporation (AMC) has put nine city plots up for e-auction, with a combined base price of ₹1,010 crore. For the first time, AMC has also listed the exact Floor Space Index (FSI) and building height limit for each plot. The move is meant to give builders clearer development terms upfront, since earlier AMC auctions saw weak interest due to unclear norms. Here is where the plots are, what each one costs, and what the FSI and height details mean if you plan to bid. 

What AMC Announced, and Why It Is Different This Time 

AMC announced this auction on September 11, 2026. In its notice, the estate department listed each plot's construction norms mainly the permitted building height — right alongside its base price.  

This is a new step for AMC. In past auctions, plots often failed to attract enough bidders because buyers could not easily tell how much they could build.  

By stating the height limit for each plot upfront, AMC wants developers to judge a plot's value more quickly and bid with more confidence.

Plot sizes and per-sq-m rates were disclosed only for the Jagatpur and Muthia-Hanspura-Bilasia plots in AMC's notice. For the rest, only the height limit and total base price were listed. Always confirm exact plot size, layout and terms on AMC's official e-auction notice before you bid. 

The nine base prices add up to roughly ₹1,009.9 crore, which matches AMC's stated combined figure of ₹1,010 crore. 

The Tallest and the Most Expensive Plot 

The Jagatpur plot (FP 84+85, TP 34) allows construction up to 100 metres — the tallest limit in this list. It spans 7,078 sq m and is priced at ₹1.85 lakh per sq m, working out to a total base price of ₹130.9 crore. 

The costliest plot in the auction is in Muthia-Hanspura-Bilasia (FP 96, TP 109), priced at ₹297 crore. It is the largest plot on offer, at 41,843 sq m, priced at ₹71,000 per sq m. This plot falls in the Residential-1 (R-1) zone and allows construction up to 45 metres but only after clearance from the Airports Authority of India (AAI), since the site lies within AAI-regulated airspace. Bidders should factor in this extra approval step before planning any project here. 

What Is FSI, in Simple Terms? 

FSI stands for Floor Space Index. It tells you how much total floor area you can build on a plot, compared to the plot's own size. A higher FSI means more built-up area is allowed, which usually means a higher land value.  

AMC's notice confirms that FSI has now been fixed for each of these nine plots, alongside the height limit though the exact FSI multiple for each plot was not published in the report.  

As a general reference, Ahmedabad's building rules (the GDCR) typically allow base FSI of around 1.8 in Residential Zone I and similar levels in low-rise commercial zones, with separate norms for taller buildings.  

Bidders should ask AMC for the exact FSI certificate of the specific plot they want, rather than going by city-wide averages. 

Why the Height Limits Vary So Much 

Height limits in this auction range from 30 metres to 100 metres. This gap is not random it depends on each plot's zoning, road width, and nearby restrictions. The Jagatpur plot's 100-metre allowance makes it stand out as a high-rise opportunity.  

In contrast, the Muthia-Hanspura-Bilasia plot's 45-metre cap is tied directly to its location near AAI-regulated airspace, which limits how tall any building can go regardless of zoning.  

Plots in Ambali, Gota-Sola-Ognaj, Gota and Ranip-Chenpur-Chandlodia fall in the 30–70 metre range, which is fairly typical for mid-rise residential and commercial development in these pockets. 

Why This Auction Matters for Ahmedabad's Property Market 

  1. Clearer bidding, better price discovery. With FSI and height fixed upfront, bids are more likely to reflect a plot's true development value, giving a more reliable price signal for these areas. 

  1. A test of AMC's new approach. If this auction sees stronger participation than past rounds, AMC may follow the same format — publishing FSI and height details upfront — for future land sales too.
