Ahmedabad Property Prices to Rise From 1 July 2026

From 1 July 2026, buying a home in Ahmedabad will cost more. Builders under CREDAI Ahmedabad have decided to raise prices on new projects by up to 10% and on ongoing (under-construction) projects by up to 5%, based on the construction stage. 

The main reason for the proposed increase in property prices is that construction materials such as cement and steel have become significantly more expensive. One contributing factor is the disruption of global supply chains caused by conflicts in the Middle East, which has increased input costs for developers.

What Is Changing in Ahmedabad from 1 July 2026? 

From 1 July 2026, home prices in Ahmedabad are going up. Builders have agreed to a fresh price hike on residential projects across the city. New launches will see the biggest jump, while homes already under construction will rise a little less.

Until now, builders have held prices steady. CREDAI Ahmedabad had earlier promised buyers that rates would not change till 30 June 2026. That promise now ends, and the new rates start the very next day.

Why Are Property Prices Going Up in Ahmedabad? 

Prices are rising because building a home has become much more costly. The conflict in West Asia (the Middle East) has disturbed global supply chains. This has pushed up the price of key construction materials and made their supply unreliable.

Who Decided This Price Hike? 

The decision was taken by CREDAI Ahmedabad, the body that represents the city's real estate builders. Around 400 developers met on Monday to discuss the rising costs and agreed on the new rates together. 

Two key office-bearers shared the reasons: 

  • Rajesh Vaswani, Chairman, CREDAI Ahmedabad — said some raw materials have become up to 80% costlier, and builders can no longer absorb the full load. 

  • Ankur Desai, Secretary, CREDAI Ahmedabad — said construction inputs have risen 30–80%, and overall building cost is up by 20–25%. 

Because this is a collective decision by most city builders, the hike will be seen across many projects, not just one or two. 

What Has CREDAI Asked From GujRERA? 

CREDAI Ahmedabad has asked GujRERA (the state's real estate regulator) for a six-month extension on project completion deadlines. Builders say the costly and unstable material supply has made it hard to finish projects on the original timeline. 

For buyers, this means some under-construction projects may take a little longer to be handed over. It is wise to check the latest possession date directly with your builder.
